What Is A CCTV Drain Survey?

A CCTV drain survey is an inspection of your drainage system using a specialist camera mounted on a flexible rod or crawler unit. The camera travels through your pipes and transmits live footage to a monitor above ground, giving engineers a detailed view of the internal condition of your drains without any digging. The footage is recorded and can be provided to you as evidence of the drain’s condition.

It’s the most accurate and non-destructive way to diagnose drain problems, and it’s the tool of choice for property buyers, insurers, and drainage engineers across London.

How Does a CCTV Drain Survey Work?

The process begins with identifying the access point — usually a manhole cover or an inspection chamber on your property or at the boundary. The engineer inserts the camera into the drain and pushes or drives it through the pipework while watching the live feed.

Modern drain survey cameras are fitted with powerful LED lighting so the interior of even deep, dark pipework is clearly visible. The camera head rotates to allow a full 360-degree view of the pipe, and many units include laser measurement systems that can determine the exact position and depth of any defect found.

The footage is annotated in real time or post-production to note the location, type, and severity of any defects, producing a written drainage report that references the video evidence.

What Can a CCTV Survey Find?

A drain survey reveals a wide range of problems that would otherwise be invisible:

  • Blockages — fat, scale, root mass, or debris partially or fully blocking the pipe
  • Root ingress — tree roots that have forced their way through cracks or joints
  • Cracked or collapsed pipes — sections of pipe damaged by ground movement, age, or impact
  • Displaced joints — pipe sections that have shifted out of alignment, creating a step that traps debris
  • Corrosion — deterioration of cast-iron or concrete pipes from inside
  • Rat ingress — evidence of rodents entering the drain system through broken sections
  • Build-up and encrustation — accumulated scale or fat lining the pipe walls
  • Poorly-made connections — DIY or substandard junctions that restrict flow or allow ingress

When Should You Commission a CCTV Survey?

There are several situations where a CCTV drain survey is the right call:

Pre-purchase surveys: Many property buyers in North London now commission a drain survey alongside a structural survey. Drain repairs are expensive — a collapsed section requiring excavation can cost thousands — and a survey before exchange protects you from inheriting someone else’s drainage problem.

Recurring blockages: If the same drain keeps blocking despite repeated clearing, a survey will reveal the underlying structural or infiltration issue that’s causing debris to accumulate.

Before major building work: Adding an extension or digging for a new garden feature? Knowing where your drains run prevents accidental damage and ensures compliance with building regulations.

Suspected structural damage: After heavy ground movement, nearby tree felling, or a road collapse, a survey checks whether your drainage system has been affected.

Insurance claims: Insurers often require a CCTV survey report before authorising a drainage repair claim.

Persistent smells or slow drainage: When other methods haven’t identified the source of a problem, a survey provides definitive answers.

What Happens After the Survey?

Once the footage has been reviewed, you’ll receive a drainage report detailing:

  • The condition of each pipe section surveyed
  • A list of defects with locations referenced to drain entry point
  • A recommended schedule of works — immediate, short-term, or long-term maintenance
  • The video footage for your records

If the survey reveals a blockage, it can often be cleared during the same visit using jetting equipment. If structural repairs are needed — such as pipe lining, patch repair, or excavation — the survey report guides exactly where and how the work needs to be done.
